The Near Southside covers about 1,400 acres just south of downtown, with access from I-30, I-35W and the regional commuter rail network. West Magnolia Avenue runs roughly three-quarters of a mile from 8th Avenue to Hemphill Street and forms the northern edge of the Fairmount Southside Historic District. Its restaurants and shops sit close to the Medical District, home to JPS Health Network, Cook Children’s, Baylor Scott & White All Saints and Texas Health Harris Methodist.
Fairmount was built as a middle-class neighborhood between 1890 and 1938, and most of its houses date from 1905 to 1920, chiefly wood-frame bungalows and Four Square variations. Newer loft apartments and townhomes have joined them. Fairmount Southside Historic District
Listed on the National Register of Historic Places on April 5, 1990, the district is roughly bounded by Magnolia, Hemphill, Eighth and Jessamine. The City counts 1,016 contributing buildings in its Fairmount historic district, the largest in Fort Worth.
Fairmount is called the city’s first-tier streetcar suburb, and trolleys once ran along Magnolia, College, Fairmount and Hemphill. Mistletoe Heights and Berkeley Place lie west across the Fort Worth & Western Railroad, Ryan Place is south of Fairmount, and Terrell Heights is east beyond Evans Avenue.
Magnolia Avenue
In 2008 Magnolia was narrowed from four lanes to two with bike lanes, and a form-based code was adopted for the Near Southside. The American Planning Association named West Magnolia one of its Great Places in 2018.
Fort Worth South, Inc., now known as Near Southside, Inc., was created in 1995 to lead the revitalization of the district.
The Medical District
JPS Health Network moved to the Near Southside in 1938 and today runs a 573-bed Level 1 trauma center on South Main Street. Baylor Scott & White All Saints traces its founding to 1906, Cook Children’s to 1918 and Texas Health Harris Methodist to 1930.
Medical City Fort Worth, formerly Plaza Medical Center, opened in 1974. The UT Southwestern Moncrief Cancer Institute arrived at Magnolia and Jennings in 2012, followed by the Monty and Tex Moncrief Medical Center in 2017.
